The work is volume housing, not one-off jobs: a package priced plot by plot, a programme that holds, and plots ready for the next trade when the build sequence needs them. Buyers and quantity surveyors appoint us to take cost, programme and compliance risk off the roofing line, and construction directors keep us because the standard on the last plot matches the first.
Our work includes 650 units at Hocklawn, Nottingham. We price new build schemes plot by plot as standard. Each plot type is built up from roof areas measured against drawings, with its components, fixing schedule and ventilation specification documented, and a rate agreed before contract award. There is no averaged scheme rate to drift when the plot mix on a later phase differs from the first, and the monthly valuation becomes a count of completed plots against agreed rates. The lowest roofing tender is rarely the cheapest roof once programme drift, rework and warranty issues are counted. We price for delivery, with supervision, material cover and operative depth built into the rate, so the normal contingencies of a live site do not become lost weeks. Internal trades cannot start until a plot is weathered in, which makes the roof a critical milestone. Like almost every roofing contractor working at scale on UK housing, we deliver through subcontractor gangs, which lets resourcing follow the actual rate of plot release. The difference is the management system around them. CSCS cards and competency are verified before mobilisation, crews are briefed against plot-specific quality plans, and supervision works to documented inspection points from first fix to completion sign-off. Our ISO 9001 quality management system applies the same procedure to every crew, every plot and every phase.
Plot rates are agreed across the full development, so commercial terms are not renegotiated at each phase. Every plot is fitted to the manufacturer fixing specification and the warranty body detail, then photographed and signed off, so the compliance record is built as the work happens rather than reconstructed afterwards. We work to NHBC, LABC and Premier standards and inspections, and each plot is signed off internally before the inspector is invited.
