Why Batching Roofing Across Multiple Plots Protects the Developer's Margin

On a housing development, the roofing work is technically identical from one plot to the next. Same construction. Same tile specification. Same fixing schedule. Same flashing detail. The efficient way to install it is to batch the work across multiple plots consecutively rather than to install one plot, move to another activity, and return later.

Despite the obvious efficiency argument, roofing programmes on housing schemes often fail to batch. Plots are handed over to the roofers as they become ready in the build sequence, often one or two at a time, with days or weeks between batches. The roofers mobilise, install what is available, demobilise, and return again when the next batch is ready.

Each of these mobilisation cycles carries real cost. Site setup and takedown. Materials delivery and remnant management. Access route confirmation. Handover documentation. Crew scheduling. Each mobilisation costs a quarter to half a day of productive time that would not have been lost if the work had been batched.

Where the roofing contractor can influence the build sequence, batching becomes possible. Instead of accepting plots one at a time as they emerge from the earlier trades, the roofers wait for four or six plots to be ready simultaneously, then install them in a continuous run. The productivity per plot rises. The unit cost per plot falls.

There is also a defect rate consideration. Roofers working in an unbroken batching run make fewer set-up-related errors than roofers repeatedly starting and stopping. Continuity of task produces continuity of quality. Interruptions produce the small deviations that show up as defects during the warranty period.

For QSs evaluating roofing tenders on housing schemes, the batching approach is worth raising specifically. A contractor whose tender assumes batched installation is producing a different rate to a contractor who prices for plot-by-plot handoff. The rates should be comparable on that basis, not treated as apples-to-apples if the underlying assumption differs.

There is a specific case worth flagging. On phased developments where the earlier phases run to completion before later phases begin, the batching argument is clean. On developments where multiple phases run concurrently, the batching argument is more subtle. Sometimes it favours consolidation across phases. Sometimes it does not. The right answer depends on the specific plot geometries and the labour available.
