NHBC, LABC and Premier Compliance on Every Plot

For a housebuilder, the roofing package is judged at inspection. The warranty bodies inspect roofing while it is still accessible, Construction Quality Review scores reflect what inspectors find, and the warranty that makes each plot mortgageable and saleable depends on the roof meeting technical standards in every detail. Failures in felt and batten, fixing, ventilation and cold bridging are among the most common sources of warranty claims on new build homes.

NHBC, LABC and Premier sign-off

NHBC Buildmark gives purchasers protection against defects for up to ten years after completion, and without warranty cover a development does not work commercially. The same principle applies on schemes covered by LABC or Premier Guarantee, where that body's technical standards govern the roofing installation. Our technical standards and documentation approach are aligned to what each of the three bodies requires, so a change of warranty provider between schemes does not change the standard on the roof. Mid-build inspection stages

The mid-build roofing inspection focuses on a defined set of items: underlay overlap and tensioning, batten gauge and fixing, tile or slate fixing against the manufacturer's specification, ridge and hip detailing including dry systems, eaves ventilation, lead flashing at abutments and chimneys, and pitch-to-tile compatibility. Each is either compliant or it is not. Every plot receives an internal sign-off before the inspector is invited, using the same checklist the inspector uses, and issues found internally are corrected without entering the NHBC conversation. Construction Quality Review scores

Strong CQR scores come from getting ventilation, cold bridging, felt and batten and fixing right first time, plot after plot. Each plot is fitted to the manufacturer fixing specification and the warranty body detail, then photographed and signed off. Reducing warranty claims

Most roofing warranty claims, from tile slippage and ridge failure to water ingress and condensation, trace back to installation that departs from the manufacturer's system, NHBC Technical Standards or the relevant British Standards, not to product failure. Mixing components outside an approved system is one of the most common causes. We follow a system-led approach, installing underlays, battens, fixings, ridge systems and ventilation components as tested assemblies, and retaining manufacturer specifications, inspection records and photographs as the audit trail. ISO 9001 and plot-by-plot quality

The biggest quality risk on a multi-phase scheme is not one bad plot but drift: a felt overlap that varies, a fixing schedule approximated on some plots, ventilation executed differently by different operatives. Our ISO 9001 quality management system is what stops it. Fixing schedules and felt and batten specifications are recorded in plot-specific quality plans, ventilation is verified at first fix and at completion, non-conformances follow a tracked route to closure, and subcontractor competency is verified before mobilisation.
