

Roof Ventilation and Condensation Control on New Build Roofs
Ventilation set by roof configuration and insulation continuity verified, so condensation defects never reach the defects list.
Ventilation is one of the most frequently cited reasons for failed NHBC inspections on residential developments. It is not technically complex. It fails because it is treated as secondary, and because the consequences are not visible on the day. Moisture trapped in a roof void appears months or years after occupation as timber rot, mould and saturated insulation, exactly the latent defects warranty claims are made against.

Ventilation set by roof configuration
NHBC Technical Standards set specific ventilation requirements for pitched roofs, with defined minimum openings at eaves, ridge and intermediate positions. The required provision changes with roof pitch, underlay type, insulation configuration and whether the roof is cold or warm construction. A breathable membrane underlay brings different requirements from traditional non-breathable felt, and a warm roof differs again. We agree the felt and batten specification and construction details with the developer or principal contractor before work begins, then set ventilation by plot type rather than applying one approach across the scheme. Eaves, rafter roll and the ventilation path
The eaves is where ventilation and insulation meet, and where they most often conflict. Insulation, including rafter roll, needs to run through to meet the wall insulation, while the airflow path above it must stay open into the roof void. Push insulation too far and the ventilation the design relies on is blocked. Stop it short and a cold bridge forms. We verify ventilation provision against the design at first fix and again at completion, and dry ridge systems provide controlled airflow at the apex.
Cold bridging at roof junctions
A cold bridge is a path where heat escapes faster than through the surrounding insulated structure. On a roof it concentrates at the eaves and wall plate, at ridges and verges, and around penetrations such as soil vent pipes and roof windows. Where an inner surface drops below dew point, condensation, damp staining and mould follow, usually six to eighteen months after handover. On a scheme of several hundred plots, a detail that bridges on plot one bridges on plot one hundred, so the liability scales with the plot count. The roofing and external wall insulation interface
The junction of roof, cavity wall head and wall plate is owned in part by the bricklayer, the insulation installer and the roofer, and in whole by nobody. By the time the roofer reaches the eaves, cavity insulation that stops short below the wall plate cannot be seen from above. Our pre-start process raises the interface detail by default on new build housing, and our roofer attends a joint inspection at first eaves to verify wall plate position and cavity insulation continuity. Evidence for the inspector
Ventilation provision is recorded in each plot completion record, giving the inspector a clear reference at mid-build stage and the developer an auditable trail for warranty sign-off. The underlay choices that drive ventilation are covered under felt, batten and fixing specification.

Yes. Where the specification uses a breathable, vapour-permeable membrane, the ventilation requirements differ from those that apply with traditional non-breathable felt, and warm roof construction differs again. A non-breathable underlay used without compensating ventilation traps moisture and accelerates timber decay in the roof void, so underlay and ventilation have to be specified together.
