Why Early Identification of Roofing Issues Matters
Most homeowners underestimate how quickly small defects become large problems; by inspecting your roof regularly you protect your property and family. Spotting early signs of…

Reactive roof repairs across occupied housing stock, triaged, reported and linked back to the planned programme.
Globe Roofing carries out reactive roof repairs across occupied housing stock for housing associations, local authorities and the principal contractors who hold their responsive maintenance contracts. Repairs sit within our regeneration, repair and maintenance division, alongside the planned and re-roofing work that keeps the same stock watertight over the longer term.
Reactive repairs on social housing are not one-off jobs. They arrive as a steady flow of reports across many addresses, each one with a resident living under the defect, and each one needing a record the landlord can rely on.
Small roof defects rarely stay small. A slipped tile, a failed flashing at a chimney or valley, or a blocked gutter lets water into the structure, and persistent moisture leads to wet insulation, damaged ceilings, timber decay and mould. In rented homes, severe damp can be classed as a hazard under the Housing Health and Safety Rating System, so a delayed repair becomes a compliance issue as well as a cost. We explain the progression in why early identification of roofing issues matters.
Not every urgent report is an emergency, and not every routine report can wait. Each report is classified against a scale agreed with the client, so a true emergency goes to our emergency roofing response team and a defect that can be held is booked as a programmed visit. That keeps call-out cost down without deprioritising genuine emergencies. Attendance times are agreed with the client, and repairs are often picked up by teams already working in the area.
We repair pitched roofs in tile and slate, including flashings, abutments and dry fix details, and flat roofs on low-rise blocks, communal areas and walkways through our flat roofing service.
Housing providers have to evidence response times, completion times and tenant communication. Each visit is reported with the time of the call and of attendance, the operative attending, the scope of the first visit, any follow-up repair and its date, the tenant communication record and photographs at start and completion. Reports are supplied in the format the provider's maintenance management system needs, within the window agreed in the contract rather than at month end.
Isolated defects on a sound roof suit repair. Repeated visits to the same address, defects spread across the covering or a roof near the end of its serviceable life usually point to replacement, because further repairs only add cost. Where we see that pattern we say so, so the property can be assessed through a stock condition survey and moved into a planned maintenance programme or social housing re-roofing tranche. Our guide to choosing between roof repair and replacement covers the factors in more detail.
When we repair under a principal contractor, every operative holds the relevant CSCS card and a site-specific induction, and our competence documentation supports the principal contractor's CDM 2015 duties. Globe Roofing holds ISO 9001, ISO 14001, ISO 45001, CHAS and SMAS Worksafe, listed on our accreditations page.

Each report is classified against a scale agreed with the client as part of the contract, not judged on the day. A true emergency goes to our emergency response team, while a defect that is visibly degraded but not yet leaking can be booked as a programmed visit. That keeps call-out cost down without deprioritising genuine emergencies.

Yes. We work directly for housing associations and local authorities, and as the roofing subcontractor on principal contractors' responsive maintenance contracts. Every operative holds the relevant CSCS card and a site-specific induction, and our competence documentation and ISO 45001 and CHAS accreditation support the principal contractor's pre-qualification and CDM 2015 duties.
