Emergency roofing response for occupied housing stock
For a social housing provider, a roof failure that lets water into a home is not simply a maintenance item. It is a habitability issue. Damp starts quickly, electrical risk can follow, and vulnerable residents are usually the first to be affected. Globe Roofing provides emergency roofing response for housing associations, local authorities and the principal contractors who hold their repair and maintenance contracts.
This service sits within our regeneration, repair and maintenance division, alongside planned programmes and reactive repairs. That matters in practice: the teams attending an emergency understand how to work on occupied homes, and the reporting follows the same standard as the rest of your roofing work.
Out-of-hours availability and a single point of contact
Roofs fail in storms, overnight and at weekends. Our emergency arrangement provides out-of-hours availability through a single point of contact rather than a call centre, so the person taking the report understands roofing and can triage it properly. Response times are set out in the agreement with each client or framework, and we work to the standard agreed rather than a generic promise.
Not every report logged as urgent is a true emergency. A roof that is visibly degraded but not yet leaking cannot wait for the next programme, but it may not need an out-of-hours attendance either. Our reactive arrangements cover triage as well as attendance, classifying each report against a scale agreed in the contract. That keeps emergency call-out cost under control without letting genuine emergencies slip down the list.
Make-safe and temporary weatherproofing
The first visit is about removing the active risk to the property and the people living in it. A contractor who can attend but cannot contain the defect leaves water entering the home until the next visit, and the internal damage grows with every hour. Our emergency vehicles carry the materials needed to stabilise most failure types at the first attendance: temporary felt covering, mechanical fixings, sealed sheeting and weather-resistant tarping where appropriate.
Typical call-outs include storm damage from high winds or falling debris, severe leaks, flat roof membrane failures, blocked gutters causing water to overflow, and roof elements that have become unstable. Once the property is safe, the permanent repair is scoped, programmed and resourced, usually through our reactive roof repairs service. Where the work needs access equipment or fall protection, we can coordinate with our Globe Group sister companies Globe Cambridge for scaffold and Red Safety Netting for fall protection.
Reporting that supports your compliance obligations
Housing providers have to evidence response times, completion times and tenant communication, with obligations under the Decent Homes Standard and the wider reforms on damp and mould, including Awaab's Law. Reporting that arrives late or in inconsistent formats has to be rebuilt by your own team. Our emergency reporting is standardised: time of call, time of attendance, operative attending, scope on the first visit, containment applied, scope and date of the follow-up repair, the tenant communication record, and photographs at start and completion. The pack reaches you within the window agreed in your contract, in a format that can go straight into your maintenance management system.
For providers with large or spread-out stock, the value is consistency. Residents receive the same response wherever they live, and your asset team has one reporting standard and one set of metrics against which to judge the contract. Our article on why emergency roofing response matters for social housing providers covers these points in more detail.
Reducing emergencies over time
Every emergency attendance tells you something about the condition of the stock. The reporting from each visit gives your asset team evidence of recurring defects, which can inform stock condition surveys and planned maintenance programmes and reduce reliance on reactive spend. Globe Roofing holds ISO 9001, ISO 14001, ISO 45001, CHAS and SMAS Worksafe accreditation, which simplifies pre-qualification for frameworks and principal contractors.
