For a housing developer running a large residential scheme, one of the biggest risks isn’t finding a roofing contractor — it’s finding one that delivers the same standard on plot 180 as they did on plot 1. Inconsistency is where warranty claims come from, where NHBC sign-off gets delayed, and where programme starts to slip. At Globe Roofing, quality control isn’t something we bolt on at the end — it’s built into how we operate from day one.
One Standard, Every Plot
When we take on a new build development, we agree a single specification at the outset — tile system, felt and batten grade, fixing schedule, ventilation details, cold bridging treatment. That specification applies to every plot on the development, regardless of which gang is on site that day. There’s no variation between plots, no shortcuts on perimeter fixings, no differences in how the ridge or verge is finished. Every roof is built to the same standard because every roof is priced, briefed, and checked against the same document.
This consistency matters enormously when NHBC come to inspect. Their inspectors know what compliant work looks like, and they notice when it isn’t. Having a standardised approach means our work holds up to scrutiny at every stage — not just when we know an inspection is coming.
Subcontractor Gangs, Directly Managed
All of our operatives work as subcontractors, which means they work to our brief, our specification, and our standards — or they don’t work for us. Each gang is familiar with new build requirements, understands NHBC compliance, and knows what a correct fixing spec looks like for the tile system they’re installing. We don’t put inexperienced teams on complex roofs or leave gangs to interpret the spec themselves.
Our management team oversees multiple sites simultaneously, tracking progress by plot and flagging any issues before they become problems. When a gang moves from one site to another, the same brief travels with them.
Checking Work at the Right Stages
Quality on a roof isn’t just about the finished tile — it’s about what’s underneath. The felt and batten stage, the treatment of batten ends, the fixing pattern across the field and perimeter, the eaves ventilation — these are the elements that NHBC inspect, and these are the elements that determine whether a roof performs properly over a 20-year warranty period.
We carry out checks at key stages of each plot, not just at completion. Issues caught at the batten stage are straightforward to fix. Issues caught after tiling is complete are not — and any developer who has experienced a remedial roofing visit during a legal completion knows exactly how disruptive that is.
Communication with the Principal Contractor
We understand that on a busy development, the roofing contractor is one of many moving parts. Our site management team communicates clearly with the principal contractor’s site manager — flagging when plots are ready for inspection, when we’re ready to hand over for the next trade, and if anything is preventing us from progressing. We don’t go quiet and hope for the best.
This kind of proactive communication is what keeps a programme on track. Developers who have worked with us on multiple schemes come back because they know what to expect — and what to expect is a roofing contractor that doesn’t create problems for them.
